Eryri Local Plan

The Eryri Local Plan, in conjunction with the Gwynedd Structure Plan, is the adopted development plan for the National Park.  It provides a set of detailed planning policy statements which inform decisions about applications for planning permission.

It provides guidance on planning issues for the 26,000 residents living within the Park and covers 2,130 sq kms (823 sq miles), the second largest area of any Local Plan in Wales or England.


The Plan has three statutory purposes:

  • To develop the policies of the Gwynedd Structure Plan where they relate to the National Park and the purposes of the NPA.
  • To provide a detailed and consistent basis for the determination of development proposals which require planning consent.
  • To involve local people and those with an interest in Snowdonia in current and future planning issues.


The importance of the Plan is established by Section 54A of the Town and Country Planning Act, 1990. This requires that: - “any development subject to planning consent should be determined in accordance with the policies contained within the ‘Development Plan”.

The Eryri Local Plan is made up of two parts, The Written Statement and the Proposals Map. The Written statement is available in a series of downloadable documents from the links on this page. The Proposals Map is available on request from the Policy and Community section.
